Orders in hand. A report date on the calendar. And somewhere between labeling moving boxes and figuring out school enrollment, you're supposed to make one of the biggest financial decisions your family will make — where you're going to live.
I get it. I've walked military families through this exact stretch more times than I can count, and I'll tell you the same thing I tell every client: the timeline feels impossible until you break it into pieces. So let's break it into pieces.
90–120 Days Out: Orders Drop, Pre-Approval Starts
The day your orders come through — not the week before house-hunting leave — is the day to start your VA loan pre-approval. Pre-approval isn't technically required to search for a home, but skipping it is one of the more common mistakes I see. It tells you what you can actually borrow, it strengthens your offer once you find the right house, and it surfaces any issues with your Certificate of Eligibility (COE) while there's still time to fix them.
This is also the window to start talking with an agent who actually knows San Diego's military housing areas — not just the city in general. Commute time to Naval Base San Diego, MCAS Miramar, NAS North Island, or Camp Pendleton changes everything about which neighborhoods make sense for your family.
60–90 Days Out: The Real House Hunt
This is where BAH math starts driving decisions. For 2026, an E-5 with dependents in the San Diego Military Housing Area (covering Naval Base San Diego, NAS North Island, MCRD, and MCAS Miramar) is looking at roughly $3,987/month in BAH. If Camp Pendleton is your gaining command, the Oceanside MHA rate runs closer to $3,963/month for the same rank. Every base has its own number, and your exact rate depends on rank, dependents, and duty station ZIP — so run your specific numbers before you fall in love with a neighborhood.
San Diego is not a cheap market — the median home price across the region is sitting around $820,000 this year — but your BAH is tax-free money that can go toward a mortgage instead of a landlord's pocket. No down payment, no PMI. That's real buying power if you know how to use it.

30–60 Days Out: Under Contract
Once you're under contract, three things move at once — they don't happen one after another, they run in parallel to protect your PCS timeline:
- Home inspection — scheduled within about 5 business days of your offer being accepted. Don't skip this to save time. A VA appraisal is not a substitute for an inspection.
- VA appraisal — ordered right after inspection clears. VA appraisers are typically running a 10–14 day turnaround.
- Underwriting — reviewing your file in parallel with the above, working toward conditional approval.
Most VA loans are closing in 30–45 days from offer acceptance in 2026 — right in line with a conventional loan, despite what you may have heard about VA loans being slow. That reputation is outdated.
Closing — and the 60-Day Rule
VA loans come with an occupancy requirement: you generally need to move into the home within 60 days of closing. If your PCS timeline doesn't line up perfectly with that window, you can request an extension allowing up to 12 months to occupy. And if you're deployed or unavailable to sign in person, a Special Power of Attorney lets a spouse or family member close on your behalf — remote closings are common in military transactions, not the exception.
What This Actually Looks Like
Here's the honest version: a PCS home purchase, start to finish, usually runs somewhere in the 90–120 day range from orders to report date. That's tight, but it's workable — especially if pre-approval starts the day orders drop instead of the week before leave.
