The best neighborhoods near Camp Pendleton for most PCS buyers are Oceanside and Vista (about 10 to 15 minutes from the Main Gate), Fallbrook and Bonsall (20 to 30 minutes), and San Clemente if you work on the north end of base. Temecula and Murrieta cost less, but they add the longest commute.
If you’ve got orders to Camp Pendleton, you’re headed to the Marine Corps’ largest West Coast training base, more than 125,000 acres, and that size is the thing incoming families underestimate most. Pendleton is a different animal: seven gates, camp areas spread across the whole base, and a commute that depends on where you work. As a Certified Military Relocation Professional, here’s my honest breakdown.
Which gate you use matters more than the map
Camp Pendleton has seven gates, but three do most of the work. According to a SANDAG regional planning profile of the base, the San Luis Rey Gate is the most used by commuters, especially those coming in from Fallbrook, Temecula, and Murrieta. The Main Gate backs up onto Vandegrift Boulevard, Harbor Drive, and the I-5 northbound off-ramp during the morning rush. The Fallbrook Gate is a single lane, and afternoon traffic leaving it can stack up for as much as three miles.
SANDAG also found that roughly 90% of commuters arrive between 6:30 and 8 a.m., and its commute data leans on older surveys, so treat it as a pattern, not a stopwatch. Two things I tell every client: confirm which gate your command actually wants you using (the Fallbrook Gate sits at the Naval Weapons Station and has its own access rules), and drive your real route at your real shift time before you commit to a neighborhood.

Oceanside. This is the shortest commute on the list. Mira Costa runs about 10 minutes to the Main Gate, San Luis Rey and Tri-City about 15, and Morro Hills about 25. Vista. About 15 minutes from the Main Gate for Rancho Del Oro, Ivey Ranch, and Vista Village. The median sale price is around $859,000, down about 6% from a year ago.
Fallbrook and Bonsall. Bonsall is about 20 minutes out and Fallbrook about 30. Prices swing a lot by part of town: Redfin’s mid-2026 medians run from about $690,000 in West Fallbrook to about $955,000 in South Fallbrook. SANDAG notes that the Fallbrook and San Luis Rey gates are the common routes for people living out this way.
San Clemente. If you work on the north end of base, near the San Onofre or Cristianitos gates, San Clemente is the natural fit. The median sale price is about $1.76 million, so it’s a very different budget conversation.
Temecula and Murrieta. Both cost less, with Temecula around $735,000 and Murrieta around $657,000, and SANDAG calls the Temecula/Murrieta-to-Pendleton commute a popular pattern that loads up SR-76 and I-15. Many newer communities out here also carry Mello-Roos assessments, so ask for the special tax bill before you write an offer.
What does BAH actually buy near Camp Pendleton in 2026?
2026 BAH at Camp Pendleton with dependents is $3,627 for E-4 and below, $3,963 for E-5, $4,398 for E-6, and $4,659 for O-3. That’s real money. But Freddie Mac’s 30-year average hit 7.28% on October 1, up from 6.34% a year ago and the highest since November 2023, and that changes what BAH reaches.

Assumptions: 30-year fixed at 7.0%, $0 down, first-use VA funding fee of 2.15% rolled into the loan, property tax of about 1.1% of price, $150 a month for insurance, no HOA or Mello-Roos. A disability exemption from the funding fee, a lower rate, or a different insurance quote will move these numbers.
Run the same math on a median-priced home and the picture is sobering: about $5,200 a month in Murrieta, about $5,800 in Temecula, about $6,800 in Vista, and about $7,000 in Oceanside. BAH alone doesn’t reach the median in most of these towns right now. That doesn’t mean you can’t buy. It means you need to go in with eyes open about condos and townhomes, a second income, seller credits, and rate buydowns, which I break down in who pays what at closing. Should you live on base instead?
Sometimes, yes. Camp Pendleton’s family housing is privately managed, you sign a lease (the base lists six months as the standard term), and rent is tied to your BAH. While you live in that housing you don’t receive BAH. Your spot on the waitlist is set by the date the housing office has all your qualifying documents, so apply early, and the base lists a standard military clause that lets you leave early on new orders without penalty. The trade-off is simple: no commute and no equity.
